This three-bedroom house, 200 metres from Avenue Road, was on and off the market between February and October of 2025 at asking prices ranging from $2.7-million and $2.5-million. Agent André Kutyan took over the listing in the fall. He showed the home three times to another of his house-hunting clients, who at first hesitated, then, after hearing two offers had emerged, made a $2.42-million bid and sealed the deal.
“We were in talks to do a price reduction when [the seller] ended up getting one offer,” Mr. Kutyan said.
“It was lower than what he was looking for, but it was the catalyst to get two other parties to the table.
“Buyers are sitting on the sidelines waiting until there’s a risk of losing something.”
This 31-year-old house has 2,186 square feet of living space, plus a finished basement with access to a double garage.
There are formal living and dining rooms, a family room with a wood-burning fireplace, and an eat-in kitchen with double doors to a two-tiered deck.

The property is also well located, said Mr. Kutyan. “It’s on one of the rare cul-de-sacs in the area. It’s very quiet, and the type of street kids can play hockey on.”
